Sustainable Property Developement

Thoughts on Longer Term Sustainable Development

property development ideas

It was our own experience that taught us about other things that matter to sustainable success besides buying and selling the right property at the right time. And really, there is no such thing as the right time, because there is always a good time to develop something somewhere.

And Placemark is here to add to your knowledge ...

... of a
creative, affordable and sustainable property development, and to assist in achieving a successful one. You are sure to find something useful, wherever you are.

Our activities include design, research and consumer information indoors and out.

Now, there are oft-repeated "success programs" online and off. But many of those programs quickly glance over issues that do not promise wads of immediate money. If you are convinced that's the way you should go, no one really will stop you.

But a really sustainable property development is the game of the patient. In that respect it does not really matter whether you renovate a home or build multi-unit townhouse apartments. And it doesn't matter either if it is small or large what you develop or the location when you are committed to do something with that asset.

Just a little extra time and thinking and then engaging a targeted and meticulous process are what needed.

The 20 Criteria
BUILDING FOR LIFE

Now, I am sure you are here interested whether this Web site can offer you something you doesn't already know - or may be we can state it in a better and more accessible way. And, of course, you want to be more successful in property development.

avoid building on sand
Context that land early

Don't take control of it yet. ... You will need to really know many other factors related to the site or your future building to decide if it worth the risk to invest in the land or put money toward construction.

True, if you don't have the money facility you can't develop. But even if you have it, you face a lot of choices - each a potential bottle-neck between you now and your success tomorrow.

There are many aspects of building with sand. Concrete has sand in it and just the right amount will make it stronger. And you can also build ON sand ...

Over the past ten years - and counting - Placemark has helped many start-up  and commercial developers. To a great many of them land content AND building content were equally important.

Sustainable Building Content

In fact, building content is becoming more and more important as demand for environmental star rating increases. We long predicted that the value of the building content will appreciate as a result of environmental changes. Look what is happening now ...

Double glazed windows, insulated double brick walls, internal heat sinks combined with a solar chimney, sophisticated grey water systems, even life-time lights such as LED that are part of your building. To do good by the Planet you build in all that stuff. Than you become a proud owner. (So many of my developers say that the buildings are their babies.)

But once they are there, do you really want to abandon them to someone else enjoying all those benefits. With our help you will weigh up the benefits of perhaps becoming a long time owner and enjoying much lower running costs. (With energy prices heading where they do, that will be quite a proposition.)

In fact we believe that the whole development industry is in a process of a profound shift.

At the end of the day it is more success if you get more enjoyment out of the results of your efforts - either by living there a better lifestyle or selling/leasing it for more profit (or running it for less costs.)
